Replacement work
The reroof application identifies the property, project and applicant. The actual work must meet the applicable building requirements as well as the permit’s scope.

Free inspections. Clear repair and replacement options.
Plan a Del City reroof with the correct permit, responsible applicant and inspection sequence. The official city resources below explain the process at its actual scope.
A Del City roof replacement includes a city permit. The contractor’s responsibility, the project classification and inspection planning need to be part of the roof work before it starts.
Yes, Del City requires a permit for a roof replacement. The city’s general rule requires permits for work on a new or existing structure unless a specific exemption applies, and its residential application explicitly includes Residential Re-Roof.
The reroof application identifies the property, project and applicant. The actual work must meet the applicable building requirements as well as the permit’s scope.
A partial repair needs its own scope classification. Do not apply a neighboring city’s repair-area threshold to a Del City address. Structural changes or work involving another trade can raise additional requirements.
Paid contractor work and an owner personally doing work are different cases under the city’s code.
Section 5-151 requires work performed by a licensed contractor to be applied for and issued to that contractor. A property owner, manager or occupant cannot act as the contractor’s permit agent for that purpose.
Section 5-153 requires residential-contractor registration before a residential building permit. It also identifies insurance requirements or applicable exemptions for that registration.
The Building Official can consider a narrow owner-occupant exception for a single-family home under section 5-152. It is discretionary, based on the ability to complete acceptable work.
That exception is different from hiring someone for a rental property. It should not be treated as a blanket homeowner or landlord exemption.
The published fee schedule gives categories rather than a separate flat reroof line. The city’s classification of the roof-only work is what establishes the applicable fee.
| Published category | Published charge | Important scope |
|---|---|---|
| Residential Building | $3 per $1,000 of value, $50 minimum | Table 5-184-2, one- and two-family development category. This is not a separately verified flat reroof total. |
| Commercial Building | $100 or $0.15 per square foot, whichever is greater | Table 5-184-1 also identifies possible engineering/fire review costs where required. |
| Other nonresidential categories | Separate industrial and multifamily entries | Use the actual building and work classification rather than a residential formula. |
Published fee categories, including the March 17, 2025 amendment: Del City section 5-184.
The city’s published residential instructions call for inspections to be arranged at least 48 hours in advance. That notice belongs in planning the roof sequence, especially when work will be covered by later layers.
The contractor establishes the inspections required for the actual permitted scope and arranges them with the city. The published form does not list a separate roof-only inspection sequence.
Wood repairs, structural changes or related trade work can change what needs to be inspected. Those questions should be resolved before the affected work is concealed.
Oklahoma’s adoption of the 2024 building and residential codes took effect September 14, 2026. Del City’s published code sections and older application still name 2015 editions. A new project needs the current state minimum and applicable city requirements reconciled for its scope.
| Source | What it establishes |
|---|---|
| Oklahoma 2026 adoption | The current state adoption date and statewide code framework. |
| Del City sections 5-20 through 5-22 | The city’s published code text and local amendment list. |
| The actual permitted roof scope | The city’s project classification, required inspections and applicable local details. |
Use the current project review for roof-layer, material and other technical exceptions rather than relying on an old form’s edition list.
Use the city’s own application and code resources for a property in Del City.
The Permits & Inspections page links the current online building-permit application and publishes the permit desk’s contact information.
Planning & Zoning publishes zoning and planning resources. A mailing city or neighborhood name alone does not establish the applicable municipal or property requirements.
The roof inspection and selected material define the roofing work. A change to structure, use or related trades can need additional coordination.
Yes. Section 5-6 establishes the permit rule, and the residential application explicitly includes Residential Re-Roof.
The published residential-building category has a $50 minimum. The schedule does not have a separately verified flat reroof total; classification and any applicable additional charges matter.
Section 5-151 requires contractor work to be applied for and issued to the contractor. An owner or manager is not the contractor’s permit agent under that provision.
No. It is the published advance-notice requirement for arranging inspections, not a roofing completion time.
